Who needs to pay this TDS?

Buyers of immovable property (other than agricultural land) worth ₹50 lakh or more, when the seller is a resident of India, must deduct 1% TDS and file Form 141 — the form that replaced Form 26QB from 1 April 2026.

Is the TDS deadline tied to the registration date?

No. The TDS liability arises when the consideration is paid or credited to the seller, whichever is earlier — not the registration date. Form 141 and the TDS deposit are due within 30 days from the end of that month. Many sub-registrar offices require the Form 141 challan before they will register a high-value sale, so depositing TDS ahead of registration is standard practice.
